Most loan programs require 3–20% down. FHA starts at 3.5%, conventional often 5%, and VA allows 0% for eligible veterans. Atlanta also has down-payment-assistance programs you may qualify for — I'll connect you with lenders who know them inside out.

In Georgia, the seller customarily pays the buyer-agent commission out of the sale price — meaning you typically pay nothing out of pocket for representation. Any exceptions are spelled out in our buyer-broker agreement before we start.

Most conventional loans need 620+, FHA accepts down to 580 (sometimes 500 with 10% down). The higher your score, the better your rate. I can refer you to a credit advisor if you want to optimize before applying.

Sometimes — but never the inspection contingency. We'll evaluate which contingencies are strategic to waive based on the specific property, the seller's motivations, and your risk tolerance. There are smarter ways to win than blanket waivers.

Typical timeline from offer accepted to keys in hand is 30–45 days for financed purchases. Cash deals can close in 14 days. We can accelerate if needed.
