Renting smart is renting protected. We help tenants find quality homes, build strong applications, and sign leases without surprises.
On Your Side
Most rental "agents" are paid by landlords — and act like it. Our loyalty is to you, the tenant.
Hidden Inventory
Private landlords, off-market listings, brokerage networks. Beyond the same five platforms everyone else searches.
Lease Done Right
Plain-English lease review, negotiation of key terms, and documented move-in condition to protect your deposit.
Six steps from search to keys.
Profile & Priorities
We map out budget, commute, lifestyle, must-haves, and deal-breakers. The clearer the brief, the faster we land you in the right rental.
Targeted Search
I send curated listings — including private-landlord rentals you won't find on Zillow — that match your real criteria.
Tour & Evaluate
In-person tours, virtual showings for out-of-state moves, and honest takes on each property's pros and cons.
Application Support
I prep your application package — references, employment letter, credit explanation if needed — to land at the top of the landlord's pile.
Lease Review
Before you sign, I walk through the lease — what's negotiable, what to push back on, what red flags to watch for. Many tenants leave money or rights on the table at signing.
Move-In & Beyond
Move-in checklist, condition documentation, and an open line for the rest of your lease — including renewal strategy when the time comes.
Tenant questions, answered.
Most of the time, no — landlords typically pay a finder's fee to the leasing agent. In a few private-landlord situations, the tenant may pay a half-month or one-month finder's fee. I'll always tell you up-front before we tour any specific property.
Yes. Strong applications often beat strong credit alone — employment letters, larger deposit, co-signers, prepayment of months. I help you build the case landlords say yes to.
We can structure a lease with that in mind — shorter terms, rent-to-own clauses where landlords are open to it, or just smart timing so you exit your lease cleanly when you're ready to buy. Let's plan it together.
Sometimes. Many "no pets" listings will accept a higher pet deposit, monthly pet rent, or proof of training/insurance. Don't self-disqualify — let's ask.
In most Atlanta markets, 14–30 days from search start to keys is realistic. Faster moves are possible for furnished or short-term rentals.
